Commonwealth Place - Base Building

Problem:
 

A prestigious building in the Parliamentary Triangle with no location for external or rooftop services, and only two inlet grilles one on each side of the building, and two copper shrouded discharge points remote from the building for exhaust discharge, flues and heat rejection. The brief alluded to buried services but code and O.H.S. access requirements demanded something different.

RCE Solution:
 

RCE suggested underground service tunnels to connect the underground plant area on each side of the building with each copper shrouded discharge. Rectangular section precast concrete pipes were butted end to end and sealed to prevent water ingress The resulting tunnels were ventilated and lit. Then services were installed with room left for access by maintenance personnel. Chillers, boilers, flues, ducts and pipes are all located underground.
